How to Improve Your Rental Property This Season

If you have a rental property and are looking for new tenants, you can protect your investment by improving the property itself. Renovations can make your property much more appealing, and if you already have a tenant, making improvements to the property can improve your professional reputation. If you’re making these changes during the winter season, you can immediately make the property safer and more comfortable. Of course, bettering your rental property can also increase the value of the home overall, which is a sound financial move. Here are a few suggestions to get you started.

 

Improve the Kitchen and Bathroom

These are often considered the two most important rooms in a home. During the winter, your tenants should feel warm and comfortable in the entire home, but it certainly doesn’t hurt to focus on the kitchen and bathroom. Check the water heater to make sure the water is as warm as possible, and make sure the faucets in both rooms are properly attached and up to date in terms of style. Flooring options for the kitchen and bathroom should be visually appealing, but should also be equipped to insulate the room and repel moisture buildup. You can even find the supplies you need to make these changes at close-out stores and thrift shops, which makes the renovation especially affordable.

 

Upgrade the Windows

If you haven’t replaced the windows in your rental property in a while, there’s a good chance that it’s time for an upgrade. Replacing the windows will make the home warmer, and can improve the overall look of the home. Quality windows will also let more sunlight into the home, which can reduce heating bills. Adding window paneling and additional insulation can also make the property more valuable and help you conserve energy. For even more aesthetic appeal, you can add stained glass appliques to the windows. These are easy to apply and remove, and give tenants more privacy.

 

Landscaping

Here in Tulsa, you may find that the grass is brown and withered during the fall and winter seasons. In order to make the home more attractive and increase the property value, choose grass that will stand up to cold weather. Flowers like pansies and lamb’s ear are also beautiful flowers that will still thrive in cold weather, and these blooms will immediately make the exterior of the home stand out. In order to keep the landscaping looking great even when the winter has passed, plant flowers like hostas and tulips, since these blooms return every spring. Taking the time to spray your lawn for weeds before they even start is a good idea as well.

 

Paint

Y ou can easily upgrade your rental property with a fresh coat of paint. Light colors make a room look more expansive, and when you choose a neutral shade, you’ll allow renters to picture themselves in your property. You can also use paint to create an accent wall, which will make the home one of a kind. A semi-gloss paint is elegant yet affordable, and it’s best to choose a paint that includes primer so you can get the job done even faster.
